A Builders’ set of construction drawings can take from one to a few months. We have had several projects take more than a year due to the homeowner’s availability. When the plan is in our hands, we work diligently to get it back to you as quickly as possible.
First, We meet in person or Digitally to discuss your wants, needs and lifestyle. After the meeting, we ask that you return the completed Fee Proposal & Agreement. Then, we follow the process outlined below.

Our typical package included the dimensioned and noted Floor Plan(s) with window and door schedules, Four Exterior Elevations, a Roof Plan, an Electrical and Lighting Layout, and the Plumbing Slab Plan.
For Custom Homes, we charge by the Area Under the Roof ( AUR) square footage. This includes the conditioned floor area, porches, patios, and garages. If we draw it, we count it.
We charge an initial site visit fee. The Fee starts at $150 and depends on the travel distance from Azle, TX. The payment must be made before the day of the site visit. Once we discuss the design Goals, We will provide you with a fee proposal. After Acceptance of the Fee Proposal and Receipt of the Initial Payment, we will photograph and measure the areas affected by the Remodel or Addition. Often, we can document the existing conditions on our initial visit.
No, I am a Certified Professional Building Designer. CPBDs must pass an exam to be Certified and complete Continuing Education each year to maintain the certification.
Most homes in the US are not required to be designed by an Architect. However, an Architect may be required in your State, City, or HOA. You can find out more by visiting your State’s Architectural Review Board.
Many Cities offer their plan requirement information on their websites, or you can request it by email or phone.
For custom home design, you receive five sets of printed drawings. For predesigned plans, you may purchase printed copies à la cart. We will get a quote for the quantity and plan you have selected.
You will need to have your plans engineered by an engineer licensed in your state.
Either one, a builder can only give you a price with plans, but a builder’s insight can bring immense value to the project during the design stage.
HVAC requirements vary considerably across the US, and by site, you will need to have that designed by a professional in your area.
All house plans are licensed for a one-time build. Please let us know if you want to build it more than once.
